Population Trends & Projections

The municipality of Murrysville has enjoyed steady growth in a region where overall population growth has been negligible, and that trend will continue for the long-term. From 1990-2005, Murrysville's population increased by 14%, from 17,240 to 19,690. The municipality's 2010 populations are projected at 20,510, a 4% increase during a five-year period.

Household Growth

From 1990-2005, the number of households in Murrysville increased from 6,030 to 7,500, a 25% increase. Between now and 2010, the number of households in the municipality is expected to rise by almost 6% to 7,920 - impressive growth for the Pittsburgh region.

With strong projected growth in the neighborhood communities of Penn Township and Plum Borough, the Murrysville area has nearly 54,000 households as of 2005, and that total could grow to 56,200 by the end of the decade.

High HHI

The aggregate 2005 household income (HHI) in the Murrysville retail market was approximately $2 billion. The average household income in Murrysville was nearly $95,000. Based on growth projections, the area's aggregate HHI should continue to climb.

A Desirable Market from Any Perspective

The Murrysville area has almost 5,400 owner households, and nearly 70% of them have HHIs greater than $40,000. Murrysville area also has 5,390 renter households with annual HHI of at least $30,000, as reported in 2004 constant dollars, adding strength to the rental potential of the revitalized route 22 corridor. Renter households represented 19.4% of all Murrysville households in 1990, and decreased to 17.9% by 2005.
